The Lakeside Apartments FAQ

What is included in rent?

Your monthly rental amount will include your base rent and Valet waste trash services. There can be additional monthly charges depending on amenities (storage, pet rent) added by the resident.

Do you take Section 8 or any housing assistance vouchers?

Unfortunately we do not accept any rent vouchers.

What deposits are required?

Generally a deposit could range from $200 to two full months’ rent depending on qualifications such as credit and income. This deposit could be waived as an offer extended to certain preferred employers. Security deposits are due with other initial fees upon move-in (60$ per person app fee) and before keys are received. Deposits will be refunded after final inspections are completed with no damages to apartment.

To be fully approved for the minimum security deposit, the prospect must meet the following criteria: 600 or more credit score and make 3x the monthly rent.

Is renters insurance required?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t promote any specific insurance coverage company to use.

What type of apartments are available?

Lakeside Apartments offers 1 and 2 bedroom floor plans. With 6 different options to choose from, ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.

When is rent due?

Rent is due on the 1st of each month, but you do have a grace period until the 3rd of each month to turn rent in without any late fees. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.

How long is the lease agreement?

We offer anywhere between 7 to 15 month leases for your initial lease.

Do you allow short-term leases?

Currently, we do not offer anything below a 7 month lease for your initial lease.

Are there furnished units available?

We do not offer furnished apartments outside of the standard kitchen appliances (refrigerator, stove, and dishwasher).

What is your pet policy?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent will range from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.

Do you allowing subletting?

Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.

Do I have to pay for parking?

No. Parking is first come, first served.

Does Lakeside provide security?

Lakeside Apartments provides courtesy officer services through Signal 88. They are available after office hours from 6 PM- 6 AM.

What if I need to break my lease, do you have a clause for that?

Yes, there is a Termination Addendum that you will sign in your lease which gives you two options on how you would like to pay out your lease and the options are as follows:

Option 1: States that you will give us a 60 day notice and pay a termination fee equivalent to 2 months of your base rental amount. This fee does not include any damages that can be assessed after move-out. This option is only valid with a 60 day notice, failure to turn in the notice will forfeit this option.

Option 2: States that you do not want to choose option one. If you choose this option and default in your lease, you will be charged the entire amount left owed on the lease as well as any damages assessed after moving out.
